New Jersey landlord guide

Unpaid rent: the New Jersey Judiciary directs landlords to the county Special Civil Part. Prepare the official complaint and summons, Landlord Case Information Statement, lease, and any required registration or certification. File with the county by JEDS, mail, or in person and confirm current filing and service fees. The Judiciary states that trial is scheduled at least 21 days after service. Lease violations: depending on the legal ground, a Notice to Cease may be required before a Notice to Quit. The required timing and delivery method vary; follow the current official instructions for the exact ground and verify proof of delivery. A court judgment is required before eviction, and only a Special Civil Part Officer may carry it out. Never change locks, shut off utilities, or remove a tenant or belongings. Commercial rentals, rent control, public or subsidized housing, retaliation, habitability disputes, an existing case, or an urgent deadline need free official assistance and a qualified attorney.
